Hi everyone, Troy Schuyler here with the Sky Team at Keller Williams Realty SOUV in Roseburg Oregon. I am now taking new listings in Douglas County.
If you follow my social media channels, you know that I closed a few of my listings this month… I put a few of my listings under contract this month… and you’ve probably seen that I listed a few properties this month as well.
Mortgage Interest Rates
Although we’ve seen mortgage interest rates creep up rather quickly in Douglas County OR (as well as the entire US), we’ve actually started seeing them settle back down a little bit… for how long is the question.
In fact, today’s interest rates are at the lowest level than we’ve seen over the past couple months which has sort of stirred up some buyer and seller interest again. Buyers who want to get into a home are out looking, so even through it’s a differnet market, we definitely still have active buyers in the Douglas County OR Real estate market. Home sellers who were waiting and watching to see what was going to happen have also gained some confidence to move forward. If that’s you, I am taking new listings in Douglas County OR and I’d be happy to answer any market quesitons you might have.
I also share regular weekly and monthly market updates on all my social channels. You can easily find me on Facebook, Instagram, Youtube, TikTok, and LinkedIn.
Market Snapshot
Here are a couple stats about the Douglas County OR real estate market you might not know, but stuff that is important if you’re planning on buying or selling a home.
- Current Sales: Between 20-30% of our sales are CASH transactions.
- DOM: 30-40% of the listings taken are going pending within 30 days.
In a normal market, homes typically sell for 95-97% of the listed price. If your home has been on the market longer than 30 days, there is a pretty good chance you’re 5% or more over priced.
The key to selling in a reasonable time frame in any market is to price you home correctly on day 1.

If you have pricing questions, or any other concern about selling your home, just reach out. I’m happy to talk to you about that with no obligation.
Bottom Line
No doubt, the Douglas County OR real estate market is changing on a daily basis. I believe that we’re at the tail end of the hottest home sellers market I’ve seen in my 28 year career.
If you know somebody thinking about selling their home in the next 6-18 months, would you please send them my way? I am now taking new listings in Douglas County OR and I’d love the opportunity to interview for the job.
