The April Douglas County OR real estate market stats are out so it’s time for another month-over-month real estate market update. This update is for the month of April… since we’re always looking in the rearview mirror for the latest market stats and trends.

This update is also for residential properties only in Douglas County OR and does not include stats for bare land, investment properties, or commercial real estate. This report should help you gauge for yourself what’s going on in the market, how it’s trending, and if it’s the right time to buy or sell a house. I’ll share the month-over-month and a real quick year-over-year update to help you evaluate your decision.

So, is it time to enter the market on the buying or selling side? Let’s talk about that…

New Douglas County OR Market Trends

New residential listings are up about 23% over March. There were 158 homes that hit the market in April. Pending sales were also up just over 5%… 133 homeowners accepted offers on their homes in April!

What about closings? Well, closings were down a tad, 16% below what they were in March of this year. Only 83 homes actually closed escrow in April in Douglas County OR. My guess is that this number will increase as we move into the spring and summer months.

Douglas County residential listing inventory is at 3.6 months. That’s up from 2.8 months last month, but we’re still in a seller’s market by the numbers. Remember, 6 months’ inventory is a balanced market, over 6 months’ inventory is considered a buyer’s market, and under 6 months’ inventory is a seller’s market.

The market is a little more buyer-friendly than it has been. The average selling price of a home in Douglas County OR is slightly down, currently at $318,000, and it’s taking about 82 days… date listed to date sold, to get your home sold.

Year over year, new listings are down about 2%, pending sales are down about 21%, and closings are down about 30%. So what’s this mean to you if you’re thinking about buying or selling real estate?
