This is just a very quick snapshot of the Douglas County OR real estate market for May 2023. This is a month-over-month and a year-over-year overview of what’s going on in Douglas County real estate.

May – The Numbers In Douglas County Real Estate

The information in the picture and video is below:

  • 193 new residential listings hit the market. That’s up about 11% month-over-month.
  • We currently have about 334 active residential listings on the market.
  • Closings are down 17% month-over-month. 124 homes closed escrow in May.
  • We had 148 listings go pending throughout the month which is up about 11% month-over-month.

Did you notice the trend? Look at the number increased percentage of listings and pending sales. They both increased by 11% in May. There is still quite a significant buyer demand.

Here’s how the first 5 months of 2023 compare to the first 5 months of 2022 in Douglas County OR real estate…

  • New listings were down about 20%
  • Pending sales were down about 20%
  • Closed sales were down 27%
  • Median Sales Price is down 4.6%

Do you see the trend again? The number of listings and the number of pending sales are hand-in-hand once again.

Other Important Real Estate Statistics You Should Know

Some other important real estate numbers you should know if you’re buying or selling a house are the average home selling price, listing inventory level, and average time on the market.

The average home selling price in Douglas County is currently right at about $379,000. Our current residential listing inventory is 2.7 months, which is still a seller’s market, and the average time on the market is 72 days… (the date listed to date sold).
